Most new home builders will pay up to a 3% commission to real estate companies because we are able to bring them potential new home buyers. This commission does not affect the price of the home, as the builder views the commission as the cost of doing business and attracting buyers. BUT BEWARE! Most new home builders require an agent to represent you on your initial visit to their properties, or on your initial inquiry, in order to pay their commission. Often times, a buyer will visit a site, and come back later with an agent, and the builder will not pay a commission. Why? If a buyer has already located a home, the builder does not need to pay the incentive of a commission to bring that buyer in.

It is also important to note a few things: 1) New home builders have agents on site to sell their houses, but these agents work for the builder, and do not represent you, the buyer. If you enter a new home site without an agent, you are NOT being represented. Agents working at the builder have a duty to look out for the best interests of the builder. Wouldn't it make sense to have someone working in your best interest? 2) Builders allow, and some even encourage that a buyer have representation during the home buying process. But they can only pay their commission to a licensed real estate brokerage, and will only do so when that brokerage is considered to have brought them a buyer.

SO WHAT SHOULD I DO TO GET MY REBATE ON A NEW HOME PURCHASE?

It's simple. Before you go and look at any new house, call Monster Real Estate.com. We will discuss with you which builders require what type of representation and what type of commission they pay. We will gladly accompany you to any site that you would like, and we will represent you throughout the process. If you buy a home and we are your buyer's agent we will rebate to you 50% of our commission at closing. However, if you do not utilize Monster Real Estate.com before you make any inquiry into a new home, we will not be able to provide a rebate.

Please note that most builders only pay a commission on the base price of a house. Any additional options that you choose that may increase the total sales price are not included in the calculation of commissions due and payable to the selling broker. Thus only the base price of a home is used for calculating the commission. Cash rebate is void where prohibited by law or lender, or if buyer has previously visited the community, or is represented by another real estate agent / broker.
